This document is the Installation & Operation Manual for Built Right Pool/Spa Heat Pumps, specifically covering models BR105 XW, BR105 S7, BR115 XW, BR115 S7, BR135 XW, and BR135 S7.

Function Description

The Built Right Pool/Spa Heat Pump is designed to heat swimming pools and spas by extracting heat from the surrounding air and transferring it into the water. It operates as a cost-effective method for maintaining a desired water temperature. The system is optimized for outdoor installation and relies on ambient air temperature and humidity for efficient operation.

Important Technical Specifications

Models Covered: BR105 XW, BR105 S7, BR115 XW, BR115 S7, BR135 XW, BR135 S7. Electrical Connection: High Voltage Field Connection 208-230/1/60 or 220-240/1/50. Water Flow Rate:

  • Recommended: 45 GPM (gallons per minute).
  • Minimum: 20 GPM (for BR80 XW, BR105 S7 & BR105 XW, BR115 S7, BR115 XW) and 30 GPM (for BR135 S7 & BR135 XW).
  • Maximum: 70 GPM for all models.
  • A plumbing bypass is required for installations exceeding 70 GPM. Operating Conditions:
  • Ideal or rated condition: 80°F air temperature, 80% relative humidity, and 80°F water temperature.
  • Performance decreases as air temperature and humidity decrease.
  • Not advisable to operate below 45°F ambient air temperature due to insufficient heat in the air. Condensation Production: Typically 3 to 5 gallons of water per hour, depending on ambient air temperature and humidity. Warranty:
  • Applies to models installed in Florida after September 1, 2017.
  • Warranty term begins on the date of purchase or 60 days from manufacture date if no proof of purchase.
  • Warranty form must be submitted within 30 days of purchase.
  • On-Site Labor: 5 years for XW models (BR80 XW, BR105 XW, BR115 XW, BR135 XW); 2 years for S7 models (BR105 S7, BR115 S7, BR135 S7).
  • Parts: 5 years for XW models (BR80 XW, BR105 XW, BR115 XW, BR135 XW); 7 years for S7 models (BR105 S7, BR115 S7, BR135 S7).
  • Warranty is void if the product is repaired or altered by unauthorized persons or agencies.
  • Does not cover damage due to freezing, negligence, abuse, corrosive environments, or acts of God.
  • Requires installation by a licensed professional and operation/maintenance according to the manual. Physical Dimensions (Implied by clearances): Requires at least 4 feet clearance above for air discharge, 6 inches clearance from all walls/restrictions on all sides, and 24 inches access for the control panel.

Usage Features

Installation:

  • Location: Should not be placed where large amounts of water (e.g., roof run-off, sprinklers) can enter. Sprinkler heads should be redirected. Digital control should not face direct sunlight.
  • Equipment Pad: Must be installed on a flat, slightly pitched concrete or fabricated slab for proper drainage of condensation and rainwater. Should be isolated from building foundation to prevent sound/vibration transmission. Located as close as possible to the existing pool pump and filter.
  • Tie Down Straps: Built Right strap kit available upon request for securing the unit to the slab if required by local codes.
  • Water Piping: 2" PVC Unions provided. Piping sequence: Pool Circulation Pump → Filter → Heater → Chlorinator → Pool. Chlorination device must be the last item returning to the pool. Isolation valves required if installed below pool water level (not more than 6 feet below surface or 15 feet above pool level).
  • Electrical Hook Up: Must be performed by a qualified electrician according to local codes. Main power disconnect must be off before opening access panel. Electrical conduit must run up through the base of the unit and connect to the control box. Copper wire and properly sized breaker required.
  • Bonding: All metallic components of the pool structure and equipment (including the heat pump) must be bonded together with a solid copper conductor (not smaller than 8 AWG) to a bonding grid or a copper rod driven into the ground. Warranty is void if not properly bonded.

Operation / Digital Control:

  • Control Panel: Features a digital display with "SET" button and up/down arrows.
  • Turning On/Off: Press "SET" four times until "OFF" appears, then use arrows to select "OFF" or "ON". Pool & Spa lights indicate if the heater is on.
  • Pool/Spa Modes: Equipped with two independent thermostats for pool and spa. Press "SET" until "P_S" appears, then use arrows to switch between "POL" and "SPA".
  • Temperature Display: Pre-set to °F mode. Contact factory for °C mode instructions.
  • Keypad Lockout:
    • Locking: Press "SET" for 5 seconds, enter a two-digit code (default 20) using up/down arrows, then press "SET". "LOC" will display for 3 seconds.
    • Unlocking: Press "SET" for 5 seconds, enter the code, then press "SET".
    • Setting Code: With power off, press and hold "SET" while applying power. Enter desired code.
  • Changing Set Point Temperature: Press "SET" until "POL" or "SPA" is displayed, then use up/down arrows.
  • Heater Operating Time: Pool pump run time needs to be adjusted based on outdoor temperature. May require 24-48 hours of continuous operation initially.
  • Initial Startup: Verify circuit breaker/service disconnect is ON, water is circulating, and pump is activated. Set desired water temperature. Heater starts after a 3-minute delay if set point is higher than actual water temperature.
  • Defrost Cycle: Activates below 48°F ambient air temperature. Unit may shut down and display "FS" until temperature rises.
  • External Controller: Remote wires connect through a rubber plug on the control box. Instructions provided for POOL/SPA Remote, Remote Thermostat, and 3-wire remote controls.

Maintenance Features

General Maintenance:

  • Safety: All power must be disconnected before washing the heater.
  • Airflow: Ensure good airflow through the evaporator. Remove leaves, paper, or debris. Keep shrubs trimmed back.
  • Drainage: Ensure drain holes in the base are free of debris for proper condensate drainage.
  • Evaporator Coil Cleaning: Inspect regularly, especially near oceans/gulfs, for salt or sand buildup. Rinse with fresh water using low pressure (avoid bending coil fins).
  • Housing Cleaning: Made from corrosion-free, UV-resistant polymer. Can be wiped with a cloth or sprayed with fresh water.
  • Cleaning Caution: DO NOT USE ALCOHOL-BASED CLEANERS, as they can damage the polymer housing.
  • Winterizing: In freezing climates, completely drain standing water from the heater and disconnect from pool piping to prevent cracking. Cracked piping due to freezing is not covered under warranty. Not required in non-freezing conditions.

Troubleshooting:

  • A troubleshooting guide is provided for common issues like "HP," "dSd," "PSd," "FLO," "FS," "FS5," "LP," slow heating, and water draining from the bottom.

  • Service must be handled by an Authorized Service Center to maintain warranty validity.
  • When calling for service, provide a detailed description of the problem, model number, serial number, purchase date, and dealer information.
