  • Air Conditioner: Normal operation allows for 15 to 20 degrees cooling below outside temperatures on hot days. Performance not warranted above 94°F (34.4°C).

Usage Features

  • Slide-out: Extends to provide additional interior space. Must be fully extended or retracted to prevent rain and insect entry. Exterior roof must be dry and clean of debris before retracting to prevent damage.
  • Water System: Requires a copper water pressure adapter to prevent line breakage. Fresh water tank can be filled by owners or renter. Water pump switch on control panel for use when not connected to city water. Gauge lights on control panel for water tanks are not accurate.
  • Sewer System: Sewage discharge hose stored in a black tube on the lower front of the trailer. Black water tank must be dumped first, followed by grey water to help clean the hose. Rubber gloves are provided for this task.
  • Hot Water Heater: Can be run on propane or electricity. Requires 10-15 minutes to heat up. Must have water in the tank before turning on to prevent burning out the heater.
  • Heating System (Furnace): Uses a lot of propane. Furnace fan uses electricity, so running it all night without electrical hookup will drain the battery quickly. Essential in freezing temperatures to prevent water line freezing.
  • Air Conditioning: Requires electric hookup; will not run on battery.

  • Toilet: RV-safe toilet paper only. Foot pedal for flushing. Always leave a few inches of water in the bowl. Toilet chemicals are used after dumping the black tank.

  • Keys: 4 keys provided: 1 black rounded for main door, 2 black square for bunk room doors, 1 brass for storage compartments/shower.
  • Stabilizer Jacks: Designed for stabilizing only, not leveling or elevating the trailer. Last to go down when setting up, first to go up when taking down.
  • Awning/Sunshade: Manual operation. Discouraged for use due to high susceptibility to wind/rain damage ($1500 replacement cost, not covered by insurance).
  • Generator: Must be started with everything off in the camper and nothing plugged in. Oil and fuel levels must be checked.

Maintenance Features

  • Fuse/Breaker Panel: Located on the very back wall under the bottom bunk. Instructions for resetting tripped breakers and identifying blown fuses are provided. Extra fuses are located in a drawer between the bunks.
  • Cleaning: A detailed return cleaning checklist is provided, emphasizing that the trailer must be returned in the same condition as pick-up to avoid additional cleaning fees ($50/hr minimum 1 hour). This includes wiping out the fridge/freezer, washing kitchenware, wiping countertops, disposing of trash, sweeping, and removing personal belongings.
  • Tank Dumping: Black and grey water tanks must be emptied before return to avoid a $50 fee.
  • Propane Tank Management: Instructions for switching between propane tanks if one runs out. The black knob on the post between tanks indicates which tank is open.
  • Water Filter: Blue water filter with copper/brass pressure adapter and elbow should be connected to the city water spigot.
  • Winterization (Implied): The heating system is crucial in below-freezing temperatures to prevent water line freezing, indicating a need for proper winterization or continuous heating in cold climates.
