Overview

The provided document is an Installation, Operation, and Maintenance Manual for BULLDOG HEAT PUMP Vertical Stack Units (Universal Cabinet), including InnKeeper and HomeKeeper models. These units are designed for interior use, providing year-round cooling and heating for individual suites.

Function Description:

The BULLDOG HEAT PUMP is a vertical stack unit that offers DX cooling with a water-cooled refrigeration circuit and hydronic heating with a hot water coil. The compressor operates only in cooling mode, ensuring quieter operation, extended compressor life, and reduced energy consumption during heating. Centralized building mechanical room equipment automatically controls water temperature and flow rate to each heat pump unit for correct operation. The units are controlled by in-suite wall-mounted thermostats, offering two-speed fan operation and two stages of heat operation. The control board incorporates various safety features and diagnostic capabilities to ensure reliable performance and prevent damage.

Important Technical Specifications:

  • Models: InnKeeper (IKV 008-018, IEV 008-012) and HomeKeeper (HKV 016-036, HEV 016-036).
  • Refrigerant: R410A. Charge varies by model, e.g., IKV008 (27 oz), IKV018 (45 oz), HKV016 (32 oz), HKV036 (50 oz).
  • Electrical Supply: Available in 115-1-60 (IKV008, IKV010, IKV012 only), 208/230-1-60, 277-1-60, and 240-1-60.
  • Dimensions (Universal Cabinet w/ Standard RA Panel): InnKeeper (14" x 18" x 84" / 355 x 457 x 2,133mm), HomeKeeper (20" x 20.5" x 84" / 508 x 521 x 2,133mm).
  • Weight (Universal Cabinet w/ Standard RA Panel): InnKeeper (110 lbs / 50 kg), HomeKeeper (135 lbs / 61 kg).
  • Chassis Dimensions: InnKeeper (13" x 16" x 48" / 330 x 406 x 1,219mm), HomeKeeper (18" x 18" x 57" / 457 x 457 x 1,448mm).
  • Chassis Weight: InnKeeper (125-150 lbs / 57-68 kg), HomeKeeper (180 lbs / 82 kg).
  • Control Board: Incorporates six relay outputs (K1-K6) with green LED indicators, digital inputs with amber LED indicators (High Pressure Switch, Low Pressure Switch, Heat Call, Cool Call, Fan Call, Auxiliary, Compressor shutdown, Unit shutdown), and four analog inputs via thermistors (Discharge Air Temperature, Refrigerant Temperature, Outgoing Water Temperature, Condensate Level).
  • Thermistors: Ta, Tr, Tw are 10k Ohm NPT thermistors; Co is a 100 Ohm NPT thermistor.
  • Riser Bundle: Standard type “M” copper for supply, return, and condensate risers. Type "L" copper is optional for supply and return. Factory swaged expanded top ends to minimize field brazing. Pre-installed service isolation ball valves on supply and return risers.
  • Operating Temperatures: Ambient temperature surrounding the unit must not be less than 45°F (7°C). Normal water temperature differential for heating is 8-15°F (4.4-8.3°C) and for cooling is 10-15°F (5.5-8.3°C). Compressor operation is prevented if air flowing through the unit is below 40°F (4.4°C), if outgoing system fluid temperature is above 125°F (52°C), or if coil temperature is below 40°F (4.4°C).

Usage Features:

  • Installation: Units are transported individually on a two-wheel cart. Protective shipping packaging should remain until installation. Drywall can be mounted directly onto the cabinet. Thermostats should be mounted away from direct sunlight or the supply airstream.
  • Location: Indoor use only, sheltered from contaminants, debris, and freezing temperatures.
  • Fan Operation: Two-speed fan. Low speed for first stage heating (thermostat setting: Fan Automatic) or fan-only operation (thermostat setting: Fan On). High speed for second stage heating and cooling mode.
  • Heating Operation: Two stages. Compressor is OFF. Stage 1: Fan operates at low speed for 10 minutes. Stage 2: If set-point not reached after 10 minutes, fan steps up to high speed.
  • Cooling Operation: Fan always operates at high speed. Compressor operates.
  • Thermostat Compatibility: Designed to operate with most standard 24V AC thermostats. CGC recommends checking compatibility for third-party supplied controllers. Heat pump thermostats that call for both heating and cooling on one signal wire are incompatible. Battery-powered and power-stealing thermostats are not recommended.
  • Time Delays: 5-minute delays for initial power up, switching modes, initial startup, and between cooling operations.
  • Recommendations: Set thermostat fan to ON for continuous operation in occupied suites for uniform temperature. Keep thermostat system switch in appropriate mode (Heat/Cool) when away. For short durations, set fan to AUTO and desired set-point. For extended periods, set fan to AUTO, minimum 65°F (18°C) for cooler seasons, and maximum 78°F (26°C) for warmer seasons. Maintain consistent set points for maximum comfort.
  • Shutdown Output: Optional input terminal strip for remote compressor or unit shutdown, useful for demand control, global night setback, or heating-only mode during emergency power. Can be initiated by door, light, or occupancy switches.
  • Fault Alarm Output: Fault alarm relay provides normally open and normally closed contacts. Fault LED is ON when no fault condition exists. Fault conditions include hard lockout due to pressure switch issues or high condensate level.

Maintenance Features:

  • Safety Warning: Disconnect power before servicing to prevent injury from electrical shock or moving parts.
  • Filters: Regular maintenance schedule recommended. Clean filters frequently with a vacuum and replace as required. Remove front service entrance to access filter.
  • Fan Motors: Inspect annually for unusual wear. Motors are permanently lubricated from the factory; do not oil.
  • Amperage Check: Current draw on compressor and fan motor should not exceed normal full load or rated load amps by more than 10% of nameplate values.
  • Safety Control Reset: Units include high and low pressure switches. Multiple pressure alarms within 24 hours will permanently lock out the compressor until the unit is reset or power is disconnected for 20 seconds. If reset more than twice, check for dirty air filter, abnormal water temperature, inadequate water flow, or internal malfunctions.
  • Drain Pan and Condensate Hose: Inspect and clean regularly.
  • System Flushing: Important for commissioning and startup. Prevents fouling of heat exchangers. Responsibility of the contractor. Hydronic coils are not 100% drainable.
  • System Fluid: Ensure water temperature is within 80-120°F for cooling and 100-140°F for heating. Maintain neutral pH (approx. 7.5) to extend life of hoses and heat exchangers.
  • Freeze Protection: Ensure freeze protection for outdoor loop water system. Units may retain fluid in condenser or heating coil; adequate glycol is needed if system is drained.
  • Air Removal: Remove air from system fluid loop to prevent impaired operation and erosion.
  • Air Balancing: Perform while fan is operating at high-speed (cool mode).
  • Fan Rotation: Inspect fan section to ensure it is free of debris and rotates freely.
  • Start-up Record: A factory-approved technician must complete a start-up record for warranty registration, including location, model, serial number, voltage, EWT, EAT, LAT, LWT, fan amps, compressor amps, condensate trap status, S/R correct, sight glass, belt tension, fan rotation, and compressor rotation.
