Overview

The Everbilt Radon Mitigation Basin Cover (Model #THD1085, Item #1002162762) is a specialized cover designed to address two primary needs: providing a universal gas-tight seal for radon mitigation systems and serving as a retrofit solution for failing sump and sewage basin covers. This heavy-duty cover is engineered to fit over existing basins, effectively containing and venting radon gas and odors without the need to excavate and remove the old basin.

Function Description:

The primary function of the Everbilt Radon Mitigation Basin Cover is to create a sealed system over an existing sump or sewage basin. This seal prevents the escape of radon gas and odors into the living space, contributing to a healthier indoor environment. The cover is adaptable to various plumbing configurations, accommodating different pipe sizes through a range of included flanges. Its design incorporates a removable inspection plate, allowing for easy access to the pump and internal components for maintenance or inspection without compromising the seal. The cover facilitates the connection of vent piping to direct radon gas safely outside the structure.

Important Technical Specifications:

The cover is pre-assembled with a 1-1/2 inch discharge and a 3 inch vent configuration, but it can be reconfigured using optional parts (S-Y) to suit specific installation requirements. Key components include:

  • Cover Riser (A): The main body of the cover.
  • SF16314 2x3 Lid (D): The top lid that seals the basin.
  • Inspection Plate (F) and Seal (G): A removable plate for visual inspection and access, pre-assembled to the lid.
  • Vent Flanges (H, Y): Available in 3-inch plastic threaded (pre-assembled) and 2-inch plastic threaded options for connecting vent pipes.
  • Discharge Flanges (M, S, V): Available in 1.5-inch plastic (pre-assembled), 1.25-inch plastic, and 2-inch plastic options for connecting discharge pipes.
  • Reducer Plates (K, U, X): Used to adapt discharge openings to different pipe sizes (1.5-inch pre-assembled, 1.25-inch, and a blank reducer plate).
  • O-rings (I, L, T, W): Provide gas-tight seals for vent and discharge connections (3-inch vent/discharge pre-assembled, 1.5-inch discharge pre-assembled, 1.25-inch discharge, and 2-inch discharge).
  • Cord Grommet (J): A 2-inch one-hole grommet (pre-assembled) for electrical cords, ensuring a water and gas-tight seal.
  • Rubber Hubs (Z, AB, AC, AD): E100H (1-inch pipe), E125H (1-1/4 inch pipe), E150H (1-1/2 inch pipe), and E200H (2-inch pipe) for creating additional openings.
  • Fasteners: 1/4-20 Nylon enclosed nuts (B, E), 1/4-20 x 1 HHC-SS bolts (N, Q), 1/4 inch Flat washer SS (O, R).
  • Cover Seal (P): SEAL 18-8 for sealing the lid to the cover.
  • Drain Plug (C): For sealing an unused opening.
  • Drill Locator (AE): Aids in creating additional openings.

Tools Required (not included):

  • 1/4 x 1-1/4 in. Concrete screws
  • 3/16 in. dia. Masonry drill bit
  • 5/16 in. Socket wrench (for concrete screws)
  • Drill
  • 7/16 in. Socket wrench (for cover bolts)
  • PVC Primer
  • PVC Cement
  • Safety goggles
  • Hand hacksaw or PVC cutter
  • Silicone caulk and caulk gun

Materials Required (not included):

  • PVC pipe
  • PVC fittings

Usage Features:

  • Retrofit Capability: Designed to install over existing sump or sewage basins, eliminating the need for extensive demolition and excavation of basement or garage floors.
  • Gas-Tight Seal: Creates a sealed system to prevent the escape of radon gas and odors, crucial for radon mitigation.
  • Adaptable Connections: Comes with a full range of flanges and reducer plates to accommodate various pipe sizes for discharge and vent lines.
  • Easy Access: Features a removable inspection plate for convenient access to the pump and internal components without disturbing the main seal.
  • Clear View: The design allows for a clear view of the basin's interior through the inspection plate.
  • Optional Openings: Bosses and sealing hubs are provided for creating additional openings if needed, with a drill locator and hole saw guide to assist in installation.
  • Installation Process:
    1. Preparation: Disconnect existing plumbing and electrical connections. Ensure the installation floor is clean, smooth, and free of cracks.
    2. Cover Installation: Position the cover and lid, mark concrete screw locations, drill holes, apply silicone caulk to the cover's lower flange, and anchor the cover to the floor with concrete screws. Install the drain plug.
    3. Lid Installation: Pre-install the lid seal onto the lid bolts. Remove the discharge flange assembly, install the lid onto the cover, apply silicone caulk to the underside of the discharge flange assembly, install it over the pump discharge pipe, and torque the flange bolts.
    4. Vent Piping Connection: Attach the vent pipe to the vent flange and torque the flange bolts. Ensure compliance with local plumbing codes.
    5. Completing Installation: (Optional) Create additional openings using provided hubs and drill locator. Apply silicone caulk to all sealing surfaces for maximum effectiveness.
    6. Power and Verification: Ensure the cord grommet is properly inserted for a water and gas-tight seal. Fill the basin with water to observe the pump's operation through one complete cycle.

Maintenance Features:

  • Removable Inspection Plate: Allows for easy visual inspection of the pump and basin without needing to remove the entire cover.
  • Access to Pump: The design facilitates access to the pump for maintenance or replacement through the removable lid and inspection plate.
  • Sealing Surfaces: Regular inspection of silicone caulk and O-rings is recommended to ensure the gas-tight seal remains intact.
  • Warranty: The manufacturer provides a 12-month warranty from the date of purchase against defects in material and workmanship. The original dated sales receipt is required for warranty claims. The warranty does not cover negligence, misapplication, improper installation, improper maintenance, disassembly, modification, abuse, or tampering. Professional plumbing or radon mitigation contractor services are recommended for installation, repair, and periodic inspection.
