Overview

The device described in this manual is a High Efficiency Commercial Gas Water Heater, specifically the EF120T Model. It is designed for both domestic hot water and alternate space heating applications.

Function Description:

This gas-fired water heater utilizes a self-compensating negative pressure pre-mix combustion system. A blower draws air through an intake and into a venturi, mixing it with gas from the gas valve. This fuel mixture is then sent to the burner, where a Direct Spark Ignition (DSI) System ignites it to produce flue products. A flame sensor signals the ignition control board to confirm the presence of a flame. The Integrated Control System, which includes a control board and a digital display, manages the combustion blower, ignition timings, and gas valve to maintain the desired tank temperature. It can be installed as either a power direct vent system (air intake and exhaust vented to the outside) or a power vent system (combustion air drawn from inside, exhaust vented to the outside). The unit is equipped with a powered anode system for corrosion protection, designed to extend tank life without requiring anode rod replacement.

Usage Features:

  • Digital Control Display: Located on the top front, allows for setting and displaying temperature setpoint (in °F or °C) and monitoring the water heater's status ("Idle" or "Heating"). It also displays diagnostic codes and up to 10 previous error codes to aid in servicing.
  • Adjustable Thermostat: Allows users to set desired hot water temperature. Warnings are provided regarding scald risk at higher temperatures, recommending lower settings or the use of an ASSE approved mixing valve.
  • Main Power On/Off Switch: Located on the front panel for easy power control.
  • Service Panels with Latches: Provide easy, tool-free access to internal components (e.g., pressure switch, exhaust high limit switch) for servicing.
  • NSF Compliance: Designed to be sealed to the floor with sealant for smooth and easily cleanable installation.
  • Combustible Floor Installation: Suitable for installation on combustible flooring, but not directly on carpeting.
  • Thermal Expansion Provision: If installed in a closed water supply system, provisions for thermal expansion must be made (e.g., thermal expansion tank).
  • Hydrogen Gas Warning: Advises opening a hot water faucet for several minutes if water has not been drawn for two weeks or more, due to the potential for flammable hydrogen gas accumulation.

Maintenance Features:

  • Regular Maintenance Schedule: Recommended monthly and annual inspections and tasks.
    • Monthly: Tank sediment removal (drain several gallons of water), condensate line inspection and cleaning, powered anode system LED check.
    • Annually: Powered anode system rod inspection, relief valve function test, vent & air intake system inspection (seals, supports, filter accessory kit), vent terminal cleaning (blockage, debris, screens), combustion system inspection (flame sensor, igniter, burner).
  • Cleanout Opening: Equipped with a cleanout opening to aid in the removal of hard water deposits (lime scale) from the tank bottom. Regular deliming is recommended, especially in hard water conditions.
  • Powered Anode System: Designed to be maintenance-free in terms of anode rod replacement. Features an LED indicator light on the control module: steady green for normal operation, flashing red for malfunction.
  • Temperature and Pressure Relief Valve (T&P Valve): Must be installed and checked at least twice a year for proper operation. A thorough inspection is recommended every three years.
  • Burner Flame Check: Visual check of burner flames through a sight glass window on the front of the combustion insert mounting bracket is recommended at installation and monthly intervals. Flames should be blue with a uniform pattern; occasional yellow or white streaks are normal.
  • Diagnostic Mode: Accessible via the control display for service personnel, providing information such as flame sense current, alert codes, lockout codes, and temperature sensor readings to assist in troubleshooting.
