Overview

The Baxi Combi 80e & 105e are gas-fired, wall-mounted combination boilers designed to provide both central heating for your home and mains-fed domestic hot water for taps and showers. These boilers operate automatically and do not require a pilot light.

Function Description

The primary function of the Baxi Combi 80e & 105e is to efficiently heat water for both central heating and domestic hot water needs. When a hot water tap or shower is turned on, the boiler prioritizes the domestic hot water mode, temporarily interrupting the supply of heat to the central heating circuit to ensure immediate hot water availability.

The boiler is equipped with a comprehensive control panel, located behind a hinged lower door, which allows users to manage its operations. This panel includes an On/Off/Reset selector switch, temperature control knobs for both central heating and hot water, and a pressure gauge to monitor the central heating system's water pressure. Additionally, ten neon indicator lights provide visual feedback on the boiler's operational status and any potential faults. Neons 12 to 15 indicate the general operational status, while neons 6 to 11 have a dual function: when constantly illuminated, they show the central heating water temperature, and when flashing, they indicate a specific fault.

An integrated air pressure sensing device continuously monitors the flue system. If the flue or flue terminal becomes blocked or obstructed, or if an internal fault occurs, a dedicated neon indicator will illuminate, signaling a potential issue. The boiler also features a pump fault or low pressure indicator, which illuminates if the circulating pump is faulty or if the system pressure drops below the minimum requirement. Sensor fault neons indicate problems with the hot water or central heating temperature sensors.

For safety, the boiler incorporates an additional safety thermostat that shuts down the system in the event of overheating. If this thermostat is activated, a specific neon will light up, and the boiler will require a manual reset.

The boiler also includes a frost protection feature, which activates when the selector switch is in the central heating and domestic hot water mode, provided the gas and electrical supplies are on and the system pressure is within the normal range. If the system temperature falls below 5°C, the boiler will automatically fire to raise the water temperature, preventing freezing. Further frost protection can be achieved by integrating an external frost thermostat to safeguard the entire heating system.

Usage Features

To operate the boiler, users must first ensure that both electricity and gas supplies are turned on. The central heating system pressure should be checked on the pressure gauge, ideally between 0.5 and 1.0 bar when the system is cold.

The On/Off/Reset selector switch offers two main operating positions:

  1. Central Heating and Domestic Hot Water: Turning the switch anti-clockwise from the off position enables both central heating and domestic hot water. In this mode, the green "Power On" indicator will illuminate, along with the central heating/hot water neon. The boiler will operate according to demand, providing central heating and prioritizing domestic hot water when a tap or shower is turned on. The temperature neons (6 to 11) will illuminate as the central heating water temperature rises.
  2. Domestic Hot Water Only: Turning the switch clockwise from the off position enables only domestic hot water provision. The green "Power On" indicator and the hot water neon will illuminate. Hot water will be supplied when a tap or shower is turned on.

The boiler lights automatically on demand, and an orange "Burner On" neon illuminates when the boiler is operating and the main burner is active.

Users can adjust the central heating hot water flow temperature between 30°C and 85°C using the central heating temperature control knob. For normal winter usage, setting this temperature to maximum is recommended. The domestic hot water temperature can also be adjusted up to a maximum of 65°C by turning its dedicated control knob. The actual hot water temperature is influenced by the water flow rate and the incoming mains water temperature. Slightly reducing the flow from a tap can increase the water temperature if needed, with the boiler still recognizing the need to heat water even at flow rates as low as 2.5 litres/minute.

In the event of a flame failure, indicated by a red flame failure neon, the boiler can be reset by turning the selector switch fully anti-clockwise against the spring pressure to the reset position (R) and then releasing it. The switch should then be set back to the desired operating position. If flame failure occurs repeatedly, it indicates a fault that requires professional attention. Similarly, if the safety thermostat activates due to overheating, the boiler can be reset using the same procedure.

The boiler incorporates a pump protection feature: when the selector switch is in either the central heating/hot water or domestic hot water only position, the pump will automatically operate for 1 minute every 24 hours. This prevents the pump from sticking due to inactivity.

For short periods of shutdown, the selector switch can be turned to the '0' (Off) position. For longer periods, it is advisable to also turn off the electricity and gas supplies. If the home is to be left unoccupied during cold weather, the boiler and the entire system should be drained unless additional frost protection is in place.

Maintenance Features

Regular maintenance is crucial for the safe and economical operation of the Baxi Combi 80e & 105e. It is recommended that the appliance be serviced annually by a competent person, such as a CORGI Registered Installer or British Gas Service engineer.

The "Benchmark" Installation, Commissioning and Service Record Log Book should be completed by the installer during installation and commissioning. This log book contains important details that will be required for any warranty work and should be kept in a safe place. Relevant sections should be completed during each subsequent regular service visit.

The painted panels of the boiler's outercase can be cleaned with a damp cloth and then dried completely. ABRASIVE CLEANING AGENTS MUST NOT BE USED.

In case of a gas leak or suspicion of one, the gas supply should be turned off at the meter immediately and, if possible, at the isolating valve on the boiler. For water leaks, the electrical supply should be turned off, the selector switch set to OFF, the gas supply isolated at the boiler's gas tap, and the heating flow, heating return, and mains water inlet isolating valves closed. In either emergency, a Service Engineer should be contacted promptly.

The boiler's internal components should only be serviced or repaired by a competent person. When ordering spare parts, it is important to quote the appliance name, model number, and where possible, the part number. This information can be found on the information label located on the back of the hinged lower door.

The central heating system pressure should be periodically checked. When the system is cold and not operating, the pressure should be between 0.5 and 1.0 bar. During operation, it typically ranges between 1.0 and 2.0 bar, and should not exceed 2.5 bar. A pressure of 3 bar or greater indicates a fault, and the safety pressure relief valve will activate. If the pressure falls below 0.5 bar, it may indicate a leak in the central heating system, requiring the system to be re-pressurized by a Service Engineer.

The appliance is designed for installation in G.B. and I.E. only, adhering to specific regulations and standards such as GAS SAFETY (Installation and Use) REGULATIONS and BUILDING REGULATIONS. Any modifications that interfere with the normal operation of the appliance without express written permission from Baxi UK Limited could invalidate the warranty and infringe safety regulations.

The boiler requires minimum clear spaces around its casing for proper operation and servicing: 200mm at the top and bottom, 5mm on both sides, 5mm in front for operation, and 450mm in front for servicing. These areas must not be obstructed to prevent overheating and potential damage. The flue terminal, which vents combustion products, must also be kept free from obstruction. The boiler can be installed in a cupboard, provided these minimum clearances are maintained, and the compartment is large enough for the boiler and ancillary equipment only; it should not be used as a storage cupboard.

Before contacting a Service Engineer for a fault, users should go through a checklist: verify electricity supply, selector switch position (and green "Power ON" neon), check for red "Flame Failure" neon (and attempt reset if lit), confirm gas and mains water supply, check system pressure, ensure boiler temperature controls are set high enough, verify time clock (if fitted) is calling for central heating, confirm room thermostat (if fitted) is set high enough, and ensure radiator valves are open.
