Overview

This document provides comprehensive building instructions for the BillyOh Traditional Apex Door Offset Windowed Workshop, covering various sizes within the 6000 range, including 10x10, 12x10, 16x10, and 20x10 for 10ft gables, and 10x8, 12x8, and 16x8 for 8ft gables. The workshop is designed for domestic and outdoor use, offering an affordable solution for light domestic storage and workspace needs. It features options for both modern and Georgian style windows, as well as a boarded door.

Function Description:

The BillyOh Traditional Apex Door Offset Windowed Workshop serves as a versatile outdoor building, primarily for storage, hobbies, or as a garden workspace. Its apex roof design provides ample headroom and efficient water runoff, while the offset door configuration allows for flexible interior layouts and easy access. The inclusion of windows ensures natural light, making it suitable for various activities. The building is designed to be assembled by at least two adults and requires a solid, flat, and level base for proper construction and stability.

Important Technical Specifications:

The workshop is available in multiple dimensions, with floor sections typically being 19mm or 28mm Tongue and Groove (TG). The floor dimensions for 10ft gables include:

  • 24657-Assembled-19mm-TG-Floor-D(1490mm)xW(3ft/879mm)
  • 24760-Assembled-28mm-TG-Floor-D(1490mm)xW(3ft/879mm)
  • 24658-Assembled-19mm-TG-Floor-D(1490mm)xW(4ft/1172mm)
  • 24761-Assembled-28mm-TG-Floor-D(1490mm)xW(4ft/1172mm)

The construction utilizes various screws and nails, including S70 x 8, S50 x 5, S50 x 4, S50 x 10, N30 x 12, S25 x 8, S25 x 6, S30 x 6, S25 x 24, S30 x 12, S25 x 2, S30 x 4, S25 x 12, N40, T10, and N30 x 16. The roof felt is supplied in rolls, with a recommended overhang of 70mm at each end. For shingles roof covering, one full roll of felt is cut in half lengthwise to serve as a starter layer. The glazing is a safer alternative to glass and is installed using holding bands or silicon sealant for improved water resistance. The doors are generally supplied loose and may require adjustment during fitting, especially if the base is not perfectly level.

Usage Features:

The workshop offers a customizable experience, allowing customers to modify their buildings to suit specific needs, although this is done at their own risk and may invalidate the warranty. The design accommodates both plain panels and opening window panels, providing flexibility in light and ventilation. The door lock handle is centrally fitted to the main door, ensuring security. The building's modular panel design, with options for shiplap or overlap cladding, contributes to its adaptability and aesthetic integration into a garden setting. Shiplap cladding provides greater strength and a smoother finish, while overlap cladding offers a traditional, rustic look. The instructions emphasize the importance of proper panel orientation to prevent water ingress and deterioration.

Maintenance Features:

Regular maintenance is crucial for prolonging the life of the workshop. Key maintenance tasks include:

  • Level Base: Ensuring a firm, level base to prevent moisture penetration.
  • Window Sealing: Applying silicone sealant to the inside and outside of windows immediately after assembly to improve water resistance.
  • Annual Treatment: Treating the building annually with a good quality water-resistant timber treatment, both inside and out, to comply with the warranty and minimize the effects of natural moisture content changes in wood.
  • Clearance: Keeping the building clear of overhanging hedges or trees to prevent damage to the roofing felt or glazing and water ingress.
  • Felt Inspection: Regularly checking and replacing damaged roofing felt.
  • Lubrication: Applying suitable oil to all moving parts, such as hinges, for continued smooth operation.
  • Ventilation: Keeping the building ventilated to avoid mould.
  • Structural Checks: Periodical checks throughout the building's life to ensure the original condition is maintained.

The manual also provides troubleshooting tips for common issues like missing parts, flimsy structure during assembly, and gaps around doors, emphasizing the importance of a level base and careful construction. For any queries or help, customers are directed to contact Product Support at 01636 858 377. Spare parts can also be purchased through customer services.
