Overview

This manual describes the assembly and maintenance of a BillyOh 10ft Gable Traditional Apex Door End Windowed Workshop, available in various sizes including 12x10, 16x10, and 20x10. This product is designed for domestic and outdoor use, offering an affordable solution for light domestic storage needs.

Function Description:

The BillyOh workshop serves as a versatile outdoor storage solution, providing a secure and weather-resistant space for tools, garden equipment, or as a hobby area. Its apex roof design ensures efficient water runoff, while the windowed panels allow natural light into the interior. The double door end provides wide access for moving larger items in and out. The building is designed to be assembled by at least two adults and requires a solid, flat, and level foundation for proper construction and stability.

Important Technical Specifications:

The workshop features either 19mm or 28mm tongue and groove (TG) floor sections, depending on the specific model. Wall panels are constructed from wooden cladding, with options for Shiplap or Overlap styles. Shiplap cladding interlocks for greater strength and a smoother finish, while Overlap cladding uses rough sawn timber for a traditional look and economic solution. The roof structure includes roof trusses, roof panels (RTG), and is covered with roof felt (supplied in rolls). Glazing for the windows is a safer alternative to glass and is installed with beading. The door frames and door threshold are fixed components, and the double doors are equipped with a lock handle. The workshop's dimensions vary by model:

  • 12x10: Features 4ft (1172mm) Georgian opening window panels and 2ft (586mm) plain gable panels.
  • 16x10: Features 4ft (1172mm) Georgian opening window panels and 2ft (586mm) plain gable panels.
  • 20x10: Features 4ft (1172mm) Georgian opening window panels and 2ft (586mm) plain gable panels, along with additional 2ft (586mm) plain panels.

Fasteners include S50, S70, S25, S30, N30, and N40 screws and nails of various quantities, along with specific components like window rebates (WR) and casement stay joints (CS). The roof felt length is calculated as "length of roof + 140mm," with a 70mm overhang at each end. For shingles roof covering, only one roll of felt is used as a starter layer.

Usage Features:

The workshop is designed for ease of assembly, with clear instructions provided for each stage, from laying the floor to fixing the roof and doors. The interchangeable nature of window and plain panels on apex buildings (where they are the same size) allows for flexibility in design. Users can choose to position the personnel door on either side of the building. The design allows for natural light through the windows, making it suitable for various activities. The double doors provide ample access.

Maintenance Features:

Regular maintenance is crucial to ensure the longevity and structural integrity of the BillyOh workshop.

  • Treatment: The building must be treated annually with a quality timber treatment to comply with the warranty and protect against deterioration. It is recommended to apply the first treatment before assembly to cover all parts exposed to the elements.
  • Base: A firm, flat, and level base (concrete or flagstone) is essential to prevent twisting and ensure proper fit of components.
  • Sealing: Silicone sealant should be applied around the inside and outside of windows as soon as possible after assembly to improve water resistance.
  • Location: The building should be situated at least 2 feet away from any structures or obstructions (fences, trees, etc.) to allow for maintenance access and prevent moisture buildup. Overhanging hedges or trees should be cut back regularly to prevent damage to the roofing felt or glazing.
  • Felt: The roofing felt should be checked regularly, and any damaged felt must be replaced.
  • Ventilation: The building should be kept ventilated to avoid mould.
  • Moving Parts: Hinges and other moving parts should be lubricated with a suitable oil for continued proper use.
  • Checks: Periodical checks throughout the life of the building are necessary to ensure its original condition is maintained.
  • Modifications: While customers may modify their buildings, doing so is at their own risk and may invalidate the warranty. Any modifications must be done safely and without affecting structural integrity.
  • Warping: Constructing the building within one month of delivery helps reduce the chances of panels/boards warping. If boards warp or twist, replacement boards can be purchased.

The manual also provides troubleshooting tips for common issues such as missing parts, flimsy structure during assembly, gaps around doors (due to natural wood movement), and leaks (suggesting silicon sealant and checking for damp areas). It emphasizes the importance of pilot drilling all screw holes and countersinking screwheads.
