Overview

This document is an installation and owner's manual for the Eemax HomeAdvantage II series of electric tankless water heaters, covering models HA008240, HA011240, HA013240, HA018240, HA024240, HA027240, and HA036240.

The Eemax HomeAdvantage II is a technologically advanced electric tankless water heater designed to provide hot water on demand. Unlike traditional tank-type water heaters, it does not store hot water. Instead, it features high-powered heating elements that activate when a hot water faucet is turned on. A sophisticated flow sensor detects water flow and measures the flow rate, while another sensor measures the incoming water temperature. This information is continuously transmitted to computer logic controls, which then modulate power to the heating elements to heat the water to the user's desired temperature. When the hot water faucet is turned off, the water heater also turns off. This design ensures energy efficiency by only heating water when it is needed.

Usage Features:

The water heater is designed for indoor installation, though it can be installed outdoors if housed in a suitable enclosure that protects it from rain, splashed water, direct sunlight, debris, and insects. It is crucial to avoid locations where freezing temperatures may occur, as this can cause severe and permanent damage not covered by the warranty. The unit does not require venting.

For safety, the water heater and its hot water outlet pipe should be installed out of reach of children to prevent tampering with temperature controls or injury from touching the hot water outlet pipe, which can get very hot. It is recommended to avoid installing the unit in areas with excessive humidity, moisture, or dust, or where it might be splashed with water or other liquids. Installation under leaking water pipes or air conditioning lines, or above electrical boxes or junctions, should also be avoided. If installing on a second floor or in a heated attic, local code requirements for drip pans or active water leak detectors with shutoff valves should be followed to prevent property damage from leaks.

The unit is mounted to a solid and secure surface using four screws through built-in mounting brackets. It should be level and installed in an upright position. For models HA018240, HA024240, HA027240, and HA036240, the inlet and outlet water connections are at the bottom. For models HA008240, HA011240, and HA013240, connections are on the left and right sides. Recommended clearances are 12 inches above and below the heater, and 6 inches in front and to the sides. Combustible materials must be kept at least 24 inches away from the water heater and the hot water outlet pipe.

Plumbing installation requires connecting the hot water line to the OUTLET (left side when facing the unit) and the cold water line to the INLET (right side). Before turning on power, it is essential to open several hot water faucets for 2-3 minutes to purge all air from the water lines. Failure to do so can permanently damage the heating elements. If any maintenance introduces air into the plumbing, power must be turned off, and air purged before powering up the unit again. All connections, unions, and the pressure relief valve (if installed) must be inspected for leaks.

Important plumbing notes include:

  • Do not solder pipes with the unit connected, as heat can damage the flow sensor and void the warranty.
  • While a temperature pressure relief (T&P) valve is not required by UL Standard 499 for most installations due to the unit's computer-controlled and electro-mechanical auto-resetting thermostat switches, it may be required by local codes. Massachusetts and Kentucky specifically require a pressure relief valve. If a T&P valve is installed, it must comply with local codes and be purged of air.
  • The maximum operating water pressure is 150 PSI. A pressure reducing valve must be installed on the main incoming water supply line if pressure exceeds this limit.
  • Flexible water heater hoses are recommended. When connecting inlet water pipes, use two wrenches to prevent loosening or damaging the flow sensor.
  • Manual shut-off valves (ball valves) are recommended on both inlet and outlet for convenient future maintenance.
  • It is crucial to flush lines to eliminate plumbing paste or residue before connecting pipes.
  • All water pipes or hoses within 3 feet of connections should be rated for high temperatures (150°F minimum).

Electrical installation must be performed by a licensed and qualified electrician in accordance with all national, state, provincial, and local electrical codes. All power to the unit must be shut off at the fuse or breaker box before any installation, repair, or disassembly. Wiring and circuit protection (breakers) must comply with the U.S. National Electrical Code (NEC) or Canadian Electrical Code (CEC). The CEC generally requires supply wires and circuit protection for hot water heating applications to be sized to a minimum of 125% of the heater's maximum current rating. Sufficient electrical power must be available in the home to handle the maximum amperage load of the selected model.

The number of wire sets and corresponding breakers varies by model:

  • HA008240, HA011240, HA013240: 1 set of wires and ground, 1 double pole breaker.
  • HA018240: 2 sets of wires and ground, 2 double pole breakers.
  • HA024240, HA027240: 3 sets of wires and ground, 3 double pole breakers.
  • HA036240: 4 sets of wires and ground, 4 double pole breakers.

Each wire pair must connect to its own individual double pole breaker (one black wire, one red wire). The correct wire gauge must be used, and a separate ground conductor is required for each incoming circuit. All electrical connections must be tight, secure, and correct. Incorrect wiring can prevent the unit from operating properly, even if it appears to function.

The user interface features an adjustment knob for control. Clicking the knob turns the display on or off. Pressing and holding the knob for 3 seconds toggles the temperature display between Fahrenheit and Celsius. Turning the knob clockwise increases the set output water temperature, while turning it counter-clockwise decreases it. The temperature can be set between 80°F (27°C) and 140°F (60°C). The display remains on only when the unit is in use or when setting the temperature. A warning emphasizes that hotter water increases the potential for scalding. Removing the cover to change the temperature set point exposes electrical shock and burn hazards, and adjustments should only be made by a licensed plumber or electrician.

Maintenance Features:

To ensure maximum performance and reduce the risk of water leaks, annual maintenance is recommended. This includes inspecting the connections on the inlet and outlet for any signs of damage, cracks, leakage, or weakness. Care should be taken not to overtighten connections, as this can cause serious internal damage.

As with all electrical appliances, any maintenance or repair should only be attempted after shutting off all power to the unit at the fuse or breaker box. Ignoring this warning can lead to serious bodily injury or death. If any maintenance introduces air into the plumbing system, power must be turned off, and the air purged from the lines before powering the unit back up. Failure to do so can cause permanent damage to the heating element and void the warranty.

For homes with hard water (high levels of mineralization), the frequency of maintenance should be increased.

The manual also includes a troubleshooting guide for common issues such as the water heater not heating at all (with or without the digital display lighting up), water heating but not hot enough, or the faucet temperature being lower than the set temperature. Solutions provided address issues like no power, incorrect wiring, low/high flow rate, low user temperature setting, crossed wires, low voltage, mixing too much cold water, anti-scald pressure/balancing valves, and thermal loss due to long pipe runs. For more complex issues, customers are advised to contact customer service and technical support.

An optional flow regulator can be installed on the outlet connection to limit the maximum water volume, preventing the exit temperature from becoming too cool, especially when incoming water temperatures are low. The manual provides a guide for choosing the appropriate flow regulator based on the model and inlet water temperature.
