Overview

The Eemax "Three Module, Single Phase" Water Heater is an electric instantaneous water heater designed for domestic use. It provides hot water on demand, eliminating the need for a storage tank and offering energy savings by heating water only when needed.

Function Description:

The heater takes in cold water and heats it to temperatures suitable for normal domestic usage, up to a maximum of 140°F (60°C). It is designed to be installed as close as possible to the point of use to optimize performance and energy savings. "Thermostatic" models, indicated by "T2T" or "T3" in the model number, can be fed with pre-heated water and used to boost temperature. The unit utilizes multiple heating modules to achieve the desired water temperature and flow rate.

Important Technical Specifications:

  • Model Covered: EX280T2T
  • Pipe Connections: 3/4" NPT
  • Mounting Position: Vertical, with water fittings at the bottom.
  • Water Inlet/Outlet: Cold water inlet on the right, hot water outlet on the left.
  • Weight: Approximately 15 lbs.
  • Electrical Requirements: Three dedicated independent 208/240V circuits, using correctly rated wires and circuit breakers.
  • Output (Model EX280T2T):
    • 28 kW at 240 volts
    • 21 kW at 208 volts
  • Amperage (Model EX280T2T): 3 x 39 AMPS at 240V
  • Output Ratio (208V vs 240V): Units rated for 240V can operate at 208V with a reduced output ratio of 0.75.
  • Flow Rate (Typical): About 0.85-2.5 GPM at showering temperature, best used when operating one outlet at a time.
  • Temperature Rise Chart (28 kW Output):
    • 1 GPM: 127°F
    • 1.5 GPM: 96°F
    • 2 GPM: 76°F
    • 2.5 GPM: 64°F
    • 3 GPM: 55°F
    • 3.5 GPM: 48°F
    • 4 GPM: 65°F (Note: The 4 GPM value seems out of sequence with the others, possibly a typo in the original chart where it should be lower than 48°F, or it represents a different operating condition.)

Usage Features:

  • Instantaneous Heating: Provides hot water on demand, eliminating the need for a storage tank.
  • Point-of-Use Installation: Designed for installation close to the point of use for optimal performance and energy efficiency.
  • Thermostatic Control (T2T Models): Allows for temperature adjustment using screws. The unit modulates power (indicated by a pulsing light) to achieve the set temperature. A continuously on light indicates full power.
  • Single Outlet Operation: Best suited for operating one hot water outlet at a time to maintain desired temperature and flow.
  • Flow Rate Adjustment: The outlet ball valve can be used to gradually reduce water flow to achieve higher temperatures or to activate the thermostatic control.
  • Cold Water Restriction: For single-lever mixer faucets, restricting the cold water supply to match the hot water flow rate can improve control.

Maintenance Features:

  • Element Replacement: Requires a minimum of 8 inches clearance above the unit for easy element replacement.
  • Isolation Valves: Installation of full-flow ball valves on both inlet and outlet pipes allows the unit to be isolated for maintenance.
  • Air Pocket Purging: Before commissioning, all hot water outlets must be opened one at a time to ensure the system is free of air pockets, preventing premature element failure.
  • Inlet Filter Screen: The inlet filter screen, located in the brass inlet boss, should be checked for debris if there is low water flow.
  • ECO (High Limit Thermostat) Reset: If the ECO trips, it can be reset by pushing a red button on each heater module after turning off the main circuit breakers.
  • Troubleshooting Guide: The manual provides a troubleshooting section for common issues such as "no heat," "low water flow," "element burned out," and "incorrect power supply."
  • Technical Service: A toll-free technical service number (1-800-543-6163) is provided for assistance with installation or performance issues. Callers should have the serial number, model number (EX280), and installation date ready.

Safety Information:

  • Grounding: Failure to ground the system may result in death or serious injury. Ground must be brought to the "ground" at the circuit breaker panel.
  • Electrical Shock Hazard: Always turn off the electrical supply at the main breaker panel before removing the cover or servicing the water heater to avoid electrical shock.
  • Correct Voltage: Use only the voltage specified on the rating plate. Using incorrect voltage can cause death, serious bodily injury, or property damage.
  • Proper Installation: Installation must conform to the manual's instructions, electric company rules, and local codes (or the latest edition of the National Electrical Code). Improper installation, adjustment, alteration, service, or maintenance can cause death, serious bodily injury, or property damage.
  • No Soldering While Connected: When soldering pipe joints, the heater must be removed from the wall to prevent serious damage.
  • No Pipe Dope: Do not use pipe dope on the 3/4" NPT fittings; use Teflon tape only.
  • No Blow Torch: Never use a blow torch on pipes connected to the heater, as this can seriously damage the electronic flow switch.
  • Water Flow During Commissioning: Keep water flowing while carrying out commissioning procedures to prevent elements from energizing in air pockets.
  • Pressure and Temperature Relief Valve (PTRV): These units are not required by UL to have a PTRV, but local codes should be checked. If required, it should be installed on the outlet hot water pipe before the outlet ball valve.
