Otis Field Tool (OFT) provides the maintenance mechanic with a quick means
of troubleshooting the elevator’s controller. He or she can make parameter changes,
monitor elevator car status, and perform routine diagnostics. By manipulating the
buttons, the Otis mechanic can toggle through various display functions.
Remote Elevator Monitoring (REM®) is a microprocessor-based product and
service that captures the elevator’s performance and problems and automatically
communicates them to OTISLINE®, a 24-hour-a-day monitoring service. This feature
is an Otis tool and is only available with Otis Service. The principle benefits of using
this product are:
History of elevator performance. Otis’ automated record keeping system
provides a personal history of your elevator, which is used for planning
maintenance and determining elevator efficiency. This information increases
overall elevator performance, decreases downtime, and reduces tenant
complaints.
Faster diagnosis, faster response. Problems are immediately communicated to
OTISLINE® where a central monitoring operation identifies the problem and
dispatches an Otis Maintenance Examiner.
REM® is capable of constantly sampling (at very high speeds) the actions of
the elevator. It can capture the data and communicate it to another location for
additional evaluation. REM® contacts OTISLINE® when the elevator is unable to
perform its programmed instructions. In addition, REM® routinely provides OTISLINE®
with information regarding the elevator’s general performance. REM® reacts to three
types of information:
Alarms. A problem that causes the elevator to shut down.
In this instance, REM® automatically and immediately makes a phone call
to OTISLINE® and transmits data describing the problem.
Alerts. A problem that causes elevator system degradation, but allows the
elevator to continue operating.
In this instance, the problem is identified and transmitted. Otisline® adds
the alert to the maintenance examiner’s list of tasks to be done during the
next scheduled maintenance examination. If an elevator records 10 or more
of the same alerts on the same day, the alert is upgraded to an alarm and
Otisline® dispatches a maintenance examiner to the elevator.
Performance Messages. Routine elevator information, such as the number
of elevator runs and number of door operations. This information is transmitted
at predetermined times. It is recorded and used for analysis in planning
future maintenance.
