Maintenance
General
A good general maintenance plan will avoid loses and unexpected shutting down of the equipment.
1) Dirty filters reduce air flow as well as unit performance. Thus changing or cleaning the filters is very
important. Check the cleanliness of filter and replace or clean as required for every month.
2) Coils shall be cleaned of dust, dirt or lint with compressed air, water. They can be brushed with a soft
brush and vacuum cleaner.
3) Water coil, which is not used during winter, shall be drained or added with anti-freezing solution to
avoid freezing.
Month intervals
1) Thoroughly clean the fan to assure correct balance for every six months.
2) Inspect and clean condensate pan to avoid clogging of drainage with dirt, dust, etc. Inspect drainage
piping to ensure the proper condensate flow. If humidifier is installed, check for build up of mineral
deposits.
3) Check the operation of damper mechanisms and adjust arms and damper blades for a proper position.
4) Check the bearings for tightness. Bearing set screws must be tight against the shaft.
5) Hose the coils with low-pressure water hose or low-pressure air hose.
6) It is very important to verify pulley alignment. For single or multiple groove pulleys, aligns central
groove in motor pulley with central groove on fan pulley using a flat edge metallic rule with four-point
method (Figure 3).

7) Use the same belt brand and size .Do not mix used with new belts. Be sure that the belts correspond
to the pulley grooves.
8) Check and adjust belt tension with a tension calibrator (Figure 4 & 5).
